The Renters' Rights Act received Royal Assent on 27 October 2025. Every AST in England converted automatically on 1 May 2026. Short lets sit entirely outside of the Act.
Section 21 is gone forever. No-fault eviction no longer exists. Every possession now requires a court hearing under reformed Section 8 — in London, that's an 8–12 month process if something goes wrong.
One eviction could cost you £19,000+. Court fees, solicitor costs, enforcement, and 3–6 months of lost rent — before property damage is factored in.
Your rent is now restricted by law. Increases capped to once per year with 2 months' notice. All existing rent review clauses — including RPI-linked mechanisms — are void. Tenants can challenge at tribunal with nothing to lose.
